The service

Deposit Desk is documentation software for small landlords in 18 US states plus the District of Columbia (see the state list in the app wizard). We help you track surrender dates, move-in notes, photo references, and itemized withholdings for export. We are not a law firm, property manager, escrow agent, or tax preparer.

Not legal or tax advice

Deadline labels, guides, and wizard copy summarize common state and city rules for convenience. Chicago RLTO and local ordinances may differ from statewide defaults. Confirm compliance with applicable law and qualified counsel (and your CPA for tax questions) for your facts.

Accounts and access

Most packet data stays in your browser. Pro subscribers may use email magic links to restore entitlement on a new device. You are responsible for activity on browsers where you stay signed in.

Billing

Deposit Desk Pro is $22/month or $99/year at listed prices. Per-turn unlocks are billed once per checkout. Each Pro subscription covers up to 40 rental units for print and PDF export. Subscriptions renew until you cancel from Manage billing on our pricing page or your payment receipt.

Refunds

Digital access begins once payment is confirmed. Refunds follow our payment partner’s rules and applicable law. Billing errors: contact us within 14 days with your receipt.

Acceptable use

Do not use the service for harassment, fraud, or uploading unlawful content. Do not attempt to bypass payment for export features or scrape the site in ways that impair service for others.

Intellectual property

We own the site, brand, and software. You own your packet content. You grant us only the rights needed to operate optional features you turn on (for example, sending email you request).

Disclaimer and limit

The service is provided “as is” during active development. We may change features with reasonable notice on the site. To the fullest extent permitted by law, our liability for any claim relating to the service is limited to the amount you paid us in the twelve months before the claim.

Governing law

These terms are governed by the laws of the State of Illinois, without regard to conflict-of-law rules. Venue for disputes lies in Cook County, Illinois, unless applicable consumer law requires otherwise.
